Our Property Management company deals directly with prospects and tenants, saving you time and worry over marketing your rentals, collecting rent, handling maintenance and repair issues, responding to tenant complaints, and even pursuing evictions. Plus, as a full time Management Company, we bring in the know-how and experience to your property, giving you the peace of mind that comes with knowing your investment is in good hands. Marketing:
Statistics indicate nearly 80% of renters begin their research on the web, which is why we list all our properties on our website (Maddox-Realty.com) as well as: Realtor.com, MySA.com, Sabor.com (syndicates to: Chase My New Home, Point2 Homes, PropertyShark.com, Zillow/Yahoo Real Estate Network, RealtyStore.com, Trulia) and the military website (AHRN.com). We list properties in the local Multiple Listing Service (MLS) and fully cooperate with other Brokers, Leasing Agents and Leasing Companies. Our referral base includes hundreds of satisfied owners and tenants whose trust and respect we have earned throughout the years of serving the community's housing needs.
 
Applications/Screening Process:
Prospective tenants are thoroughly screened with regards to employment, credit, criminal backgrounds and rental history. Upon approval of the application, the tenant is required to sign the Texas Association of Realtors Residential Lease Agreement.
 
Security Deposits:
Deposits are based on the property rental rate and are kept in a trust account and returned to the tenant upon move out less any damages.
 
Monitoring Property Condition:
We regularly conduct drive-by inspections of the property. Final move-out inspection performed free of charge after tenant vacates. Owner may request other interior inspections at a minimal fee of $75.
 
Accounting:
All rents are due on the 1st of each month. Rent collection procedures are handled firmly and fairly. Owner proceeds are disbursed via check or direct deposits. Owner's receive monthly statements along with any repair receipts performed. At year end ,statements are sent with 1099's.
 
Maintenance:
Our dedicated staff is available to handle all emergency maintenance and repairs. Tenants are required to submit repairs request in writing. We only use qualified independent contractors to perform repairs. Their price is your price and we pass all discounts on to you the homeowner.  The vendors we utilize are independent contractors that have proven quality service and competitive pricing over the years.
