Move-Out Process
**This is NOT a substitute for lease agreement requirements. Always refer to your lease agreement to ensure you have fulfilled your obligations. ***We do NOT meet tenants at the property to collect keys or perform a final walk-through, nor will you be provided a “second chance” to re-enter the property to correct issues you forgot. ***
- Cleaning: Consider hiring a cleaning service if you don't know for sure you are able to return the property in good, clean condition or find you are out of time/energy. (Most common items overlooked for cleaning: ceiling fan blades, baseboards, blinds, window sills, oven interior, ac intake grill)
- Utilities: Pursuant to your lease agreement, leave all utilities on through the end of your lease term, regardless of whether you move out sooner. DO NOT TURN OFF MAIN BREAKER.
- Repairs: Please let us know about anything needing attention. We don’t like surprises!
- Yard/Trash/Debris: Leave a freshly mowed/edged yard, trimmed shrubs or hedges, leaves raked/removed. Remove any pet waste, trash, debris from yard. Do not leave your trash can full or items stacked at the curb.
- Carpets “PROFESSIONALLY “ Cleaned: (leave receipt on kitchen counter or email it to (RealtyMaddox@gmail.com).
- Key Return/Pool Cards A week before move-out, a lockbox will be placed on the house for you to place keys in upon vacating.The lockbox code is 2176. Email us to confirm when keys are returned and the property vacate is complete. Leave pool cards/garage remotes on kitchen counter.
- AC Filter: Leave a Clean & Correct Size Filter(s) in AC system.
- Walls/Painting,Picture Hanger Holes: Do NOT fill, patch or spackle nail holes
- Keyless Door Locks: Do NOT engage the keyless deadbolt lock on front or back doors
- Light Bulbs – ALL light bulbs must be present and functioning per lease agreement
- Garage Door Opener: Do NOT Dis-engage, unplug or manually lock the garage door/opener. Leave remote on kitchen counter
- Remove ALL Smart Devices: Video Doorbells/Cameras/Lock pads,/Smart Thermostats/Smart Alarm Systems
- Water Softener (if present) – tank must have a full tank of salt
- Security Deposit Return/Forwarding Address: We process and certify mail security deposits within 30 days from the day keys are returned & the property is surrendered back to us. You will receive a full accounting at that time. Provide your forwarding address in writing.
